 We suggest sealcoating your new asphalt black top driveway when it is less than a year old, although they can be sealed successfully years later. Bear in mind that a new asphalt driveway is flexible and elastic. It will expand and contract without cracking. As a driveway ages however, the pavement loses its elasticity and becomes brittle and will start to crack. We also recommend getting two coats the first time the driveway is being sealed. The first coat of sealant will be absorbed like a big sponge. For the best protection against the weather we always recommend getting that second coat. 

 When water enters cracks in your blacktop,  asphalt driveway or parking lot , it works its way down to the base below, reducing the base's compressive strength. This can cause depressions to form and eventually potholes. If the water freezes, the ice can increase the size of the cracks.

 Also sealcoating protects the asphalt driveway from damage caused by the sun's rays. We use a coal tar emulsion sealer, it will protect the driveway from surface unraveling caused by oil drips or gasoline spills. Sand can be added to the sealer to provide slip resistance on request.

 Both of these products are coaltar emulsions.  With the cost of coaltar going up over 50% in the last couple of years a lot of companies are switching to a asphalt emulsion.  While the cost of asphalt emulsion is nearly half of coaltar emulsion let's compare the two.

 We are always trying to improve our quality and by staying with coaltar emulsion we have taken a big step in the right direction. When you are receiving bids on your asphalt sealcoating and some of them are nearly half of the other ones you can almost bet that they are using asphalt emulsion.

 Coal tar emulsion will always be more water, gas, oil, and other chemicals resistant, by its make up. Asphalt emulsion will always be less odorous and cause far less burning to the sealcoaters. Asphalt emulsion  is an advantage to the sealing companies, but as of this report has less advantages to the consumer when considering protection against UV radiation, gas, oil, chemicals, color retention, and water absorption.
